Overview

Covering 53 acres, our site at Canada Water is one of the largest mixed use regeneration projects in London. We received outline planning permission for the scheme, including detailed consent for the first three buildings, in May 2019. Our joint venture partnership with Australia’s biggest profit-to-member pension fund, AustralianSuper, in March 2022 has provided additional funding to accelerate the scheme, with Phase 1 expected to complete in late 2024.

Designated a London Opportunity Area, Canada Water is well located in Zone 2, with direct transport links to Canary Wharf, The City, the West End, and Shoreditch via the Jubilee line and Overground. The area has also benefited from the opening of Elizabeth Line at Canary Wharf, with direct connections to Heathrow airport.

We have a Master Development Agreement with Southwark Council to deliver a new town centre – the first in London in over 50 years - with a mix of uses and innovative public spaces designed for a range of ages, incomes and life stages. Set around water and green public spaces (over 130 acres in the surrounding area), with a rich heritage and well-established local community, together we are creating a vibrant destination where people can live, work and be entertained.

Over the next 10 years, we delivering up to 3,000 new net-zero homes, of which over 35% will be affordable, circa two million sq ft of workspace for up to 20,000 workers, and around one million sq ft of retail, leisure, entertainment and community space including a new leisure centre for Southwark Council and a new 3.5 acre public park. We’re also delivering thousands of new jobs and training opportunities both during the construction and development’s future, working with key local partners to get local people into meaningful, sustained employment as part of the Masterplan.

Our vision is for Canada Water to be a place where the community – those living, working and studying in the local area now, and in the future – shape and share in the developments success.

Progressing towards net zero carbon

Outstanding by design

Targeting BREEAM Outstanding for all offices, Excellent for retail and minimum Home Quality Mark 3* for residential.

Energy efficiency

All-electric energy strategy, which uses 100% renewable electricity, heat sharing between offices and homes, and NABERS UK energy modelling to achieve the highest efficiency and performance.

Ultra-low emissions

40% of steel in the Dock Shed superstructure X-Carb low carbon steel. Canada Water is also the first UK project to use cement free, Earth Friendly Concrete in permanent pilings – 45% carbon saving.

 

Creating a long-lasting, positive social impact

Local people

2,100+ diverse local people benefited from our community programme in Southwark last year.

Education

1,600+ local children benefited from our education partnerships in Southwark last year, including Global Generation workshops to shape public spaces and Young Readers Programme, improving life chances.

Skills

1,300+ local students have gained insights into career opportunities in the built environment in the last two years alone, through our long-standing partnership with Construction Youth Trust.
